Frequently Asked Questions about investing with us


Q: What are your investment goals and strategy?

Q: What size deals do you look for?
A: We generally look for properties with annual revenues of $1 million and up.  However, we will consider smaller properties in areas we already operate in or one with a large upside.

Q: Do you invest in yield plays or value play?
A: We prefer value plays, but they are increasingly difficult to find, so we focus on stabilized properties with value add.  Our investment strategy is focused around equity capture rather than cash-flow, so if you are counting on the cash-flow for living expenses, we may not be the best fit for you.

Q: What locations are you looking to purchase in?
A: Anywhere within a couple of hours drive from DFW.  We are actively involved in our deals and focus on areas that we can easily get to.

Q: Do you accept out of state investors?
A: Yes!

Q: Do you accept IRA investments?
Unfortunately, we no longer accept IRA investments.  We have found the additional time and effort required working with custodians during crucial acquisition time distracts us from focusing on the many activities we have to juggle

Q: What is the minimum investment amount?
A: It depends on the deal. Usually $50,000 for deals under $5MM, and $100,000 for larger deals. Repeat investors can generally get in at a lower amount.

Q: What is your exit strategy?
A: We do our best to define the exit plans based on the deal at the time of investments. However, implementation will be based on market conditions, interest rates or other unforeseeable circumstances.  Therefore, you should plan for a long-term investment for a period of up to 10 years.

Q: What are your expectations from passive investors?
A: During acquisition, we ask that you respond in a timely manner, especially with regards to getting the paperwork and funds returned in time.  Apart from that, we do expect a positive attitude and passion for fun!

Q: Do you provide third-party property management services?
A: No, we want to focus our energy on our own properties to provide the best value for our investors
